Net Lease Outparcel Portfolio

A Broker Opinion of Value covering a 9-property net lease outparcel portfolio anchored by a national grocer, evaluating bulk portfolio, mini-portfolio, and single-asset disposition scenarios for a prospective seller. Presenting three distinct disposition strategies across nine assets in a format that was both readable and credible required structure that could hold complexity without losing the thread. The document was built on a tight turnaround using PowerPoint with a live Excel-to-PowerPoint data integration -the last time the firm's legacy BOV template was used before the format shifted.

Live Excel-to-PowerPoint Integration

Set up a live data link so portfolio tables and valuation figures updated directly in PowerPoint as the underlying model changed. The integration eliminated manual re-entry across nine asset pages under deadline pressure.

Portfolio Summary & Disposition Strategy Layout

Designed the multi-property overview table and disposition strategy section, structuring three sale scenarios - bulk, mini-portfolio, and single-asset - in a format legible to both institutional and private capital buyers. The structure let a reader compare strategies at a glance without cross-referencing separate documents.

Per-Tenant Profile Pages

Built individual property pages for each of the nine tenants, pairing lease overview data with investment highlights and risk callouts in a consistent, scannable format. Each page had to stand alone while still reading as part of one coherent portfolio.

Rapid Turnaround Under Legacy Template

Delivered a complete multi-property BOV deck under a compressed deadline without sacrificing design consistency or data integrity. This was the final deal built on the firm's legacy PowerPoint BOV template before the format transitioned to the current standard.
