Active Adult Luxury Development

Intrepid Development Company sought a joint venture equity partner to fund the majority of the required equity for a 161-unit, active adult (55+) luxury multifamily development with ground-floor retail, located directly across from a major regional mall. The investor-facing Offering Memorandum had to do what an equity raise book always must: make prospective limited partners feel confident in the sponsor, the submarket, and the numbers simultaneously. The location carried its own weight - a premier transit-oriented employment hub with a tax abatement already in place - but the book needed to translate that into visual credibility. The rendering quality, neighborhood context maps, photo curation, and the interactive PDF experience all worked together to position this as a deal worth the paper it was printed on. 

Custom Map Creation

Built the neighborhood and site context maps highlighting the project's location, proximity to key employment hubs, competing developments, retail, and transit access. The maps established the site's positioning within a dense, well-known submarket.

Photo & Rendering Curation

Selected and arranged renderings and photography throughout the book to reinforce the development's luxury positioning and support the 55+ active adult brand narrative.

Interactive PDF Production

Produced the full document as an interactive PDF, including tabbed navigation, a clickable table of contents, and embedded hyperlinks throughout the book. The interactivity gave the raise book a presentation-grade feel for LP review.
