Sunrise Place

A weekly marketing report covering the disposition of a HAP-contract affordable housing property in Tallahassee, FL, prepared for the seller throughout an active campaign with 31executed confidentiality agreements and a complex buyer pool navigating insurance, security, and market concerns. The deal came with real friction - flood zone questions, crime-related hesitations, and a smaller-than-typical check size that narrowed the field - and the report had to honestly reflect that landscape while still showing forward movement. A seller watching a long and complicated process needed something they could read, believe, and use to make decisions each week.

Redesigned Report Layout

Built a new report format separating the targeted investor list, the declined investor list, and the marketing summary into distinct sections, creating cleaner navigation and a more readable structure than the single-table approach used in prior deals.

Multi-Source Data Synthesis

Pulled information from broker call logs, email threads, and investor follow-up notes across multiple databases to build a single accurate picture of the campaign, cross-referencing statuses and comments to ensure nothing was missed or misrepresented.

Declined Investor Segmentation

Introduced a standalone declined investor section documenting why each firm passed - deal size, location, insurance concerns, resyndication timing - giving the client visibility into the reasons behind pass decisions rather than just a shrinking list.

Branded Report Production

Produced each weekly iteration as a polished, branded report consistent with the deal's Offering Memorandum cover, maintaining visual standards across every client-facing deliverable throughout the campaign's lifecycle.
