The property sat near a major traffic generator, adjacent to a regional medical center, and close to a major university campus - a convergence of institutional traffic drivers that made site context as important as the deal itself. Presenting that story convincingly required more than standard OM copy: every map, graphic, and demographic data point had to hold up against the scrutiny of institutional buyers comparing net lease options across the region.

Aerials, Site Graphics & Site Plan Details

Coordinated drone photography and produced a labeled aerial graphic showing ingress/egress, traffic flows, and the signalized access point, then created illustrated site plan graphics showing the building footprint, drive-thru configuration, and access roads from multiple cardinal angles.
