The Net Lease Group exclusively offered a newly constructed, large-scale class-A cross-dock warehouse and distribution center - fully occupied by Lowe's Home Centers on a long-term NNN lease with annual rent escalations and guaranteed by Lowe's Companies, Inc., a Fortune 50 tenant carrying an investment-grade credit rating. The deal demanded materials that could hold up in front of the institutional capital that underwrites assets at this scale -            buyers who needed to trust the market narrative as much as the lease. Presenting a cross-dock facility of this size required a market story that was airtight on logistics infrastructure, tenant strategy, and regional competitive position.

Coordinated aerial and ground-level photography placement throughout the book, balancing the property's scale against the OM's angled-template layout to emphasize the building's mass and infrastructure.

Structured and laid out the investment highlights section, adapting the angled-panel template format to present six key selling points with visual hierarchy and consistent depth.

Wrote the property overview and operations sections, communicating the cross-dock configuration, the tenant's last-mile distribution strategy, and the facility's role within its broader supply chain build-out.

Wrote the tenant profile, including corporate financial highlights, Fortune 50 context, supply chain transformation narrative, and an awards and recognition section. The profile had to establish credit-quality confidence for an institutional buyer pool.

Market Overview & Connectivity Maps

Built the commercial trade area map annotating nearby industrial occupiers, researched and wrote the market overviews including top employer tables and key metrics, and produced an interactive drive-time connectivity map linking the site to major regional markets with city links embedded within the PDF.
